How much is the security deposit?
The security deposit for all properties is $1000. We have partnered with Rentable to simplify the security deposit process and provide flexibility to residents.
What are Avante's Screening Requirements?
Personal Identification: We require one form of identification. A government issued photo ID is to be attached with your completed application.
Rental History: It is your responsibility to provide us with the information necessary to contact your past landlords. We reserve the right to deny your application if, after making a good faith effort, we are unable to verify your rental history. If you owned, rather than rented, your previous residence, you will need to provide proof of payment and/or title ownership or transfer. A minimum of one year of rental history is required.
Income: Gross monthly income must meet or exceed 3 times the monthly rent. Monthly income must be continuous to satisfy all months of the lease, unless you can provide other reliable demonstrable evidence of your actual ability to pay rent. We must be able to verify independently the amount and stability of your income. It is your responsibility to provide evidence of your ability to pay rent through documentation such as last 3 pay stubs, offer letter, tax documentation, bank statements, etc. If you are a full-time student, a parent or guardian’s rent guarantee will be required unless proof of adequate or other sources of revenue are available. If your income does not meet our qualifications, a guarantor option will be considered.
Your application for rental will be denied if:
- You misrepresent any information on the application. If misrepresentations are found after an agreement is signed, your rental agreement may be terminated.
- You or a member of your household has been charged with a crime and the circumstances of the offense bear a substantial relationship to tenancy. The applicant screening process will include a conviction record check and registered sex offender check as allowed by law.
- Rental verification reports negative information and/or accounts that are not current.
- Credit report shows high risk score, accounts that are not current and/or recent history of financial delinquency.
- You have been through a court-ordered eviction or money judgment filed against you within the last 5 years.
Until Landlord executes and tenders a Lease to applicant(s), Landlord shall have the right to reject this application based on the screening criteria.
What internet providers can I use?
All of our properties are serviced by both AT&T and Spectrum, giving residents the flexibility to choose their preferred provider—except at Kinsale Apartments, where Spectrum is the exclusive internet provider.
What is your pet policy?
We welcome both dogs and cats at many of our properties with some guidelines to ensure a safe and comfortable environment for all residents.
Dog and Cat Friendly Properties:
Dogs are allowed on the 1st floor only. Cats are allowed on any floor.

Pet Limits: Up to two pets per apartment, with a combined weight limit of 100 pounds.

1 dog: $50/month
2 dogs: $75/month
1 cat and 1 dog: $75/month
Fees may vary for other pets.
Breed Restrictions: Certain breeds, including Doberman Pinscher, German Shepherd, Rottweiler, Chow Chow, Pit Bull/American Staffordshire Terrier, and others deemed unacceptable, are not allowed.
Other Pets Not Allowed: Exotic animals, farm animals, rabbits, ferrets, reptiles, rodents, and others deemed inappropriate.

What is included in my rent?
Your rent includes water, sewer, and trash services at all our apartments. Tenants are responsible for their own gas, electric, and internet. The only exception is Talon Apartments, where gas is also included in the rent.
What is the application process?
Our application process is fully online and specific to each available unit. To apply, simply visit the listing for the apartment you’re interested in and complete the online application form for that unit.
Roommates + Co-Signers: If more than one person will be occupying or guaranteeing the apartment, please add them in the Additional Applicants section of the application. The system will email the additional applicant(s) and/or guarantor a link to complete their portion of the application after the primary application is submitted.
Earnest Deposit + Screening Fee: A $200 earnest deposit and $25 screening fee(s) must be submitted with your application. The earnest deposit puts the unit on hold for you while we process your application. Upon approval, it is applied to your first month’s rent. If the application is denied for any reason, the earnest deposit is refunded. If the application is processed and approved and it is not your intent to sign the lease, the earnest deposit is forfeited.
Timeline: All applicants and guarantors must complete their portion of the online application for the application to be considered complete and ready to process. Processing typically takes between 1-3 business days, and we will contact you with any questions or updates.
Lease: Approved applicants will be notified via email and a lease will be posted to their online portal.
Can I transfer to another Avante Property?
Yes, you can transfer to another Avante property, provided you meet the following requirements:
- You must have lived in your current apartment for at least 6 months.
- Your account must be in good standing with a $0 balance.
- You must contact your property manager to request a Transfer Agreement, which must be completed and returned in your tenant portal.

What is a re-rental?
A re-rental is an apartment currently leased by a resident who needs to move out before their lease ends. Instead of breaking their lease, the current resident works with us to find someone (like you!) to take over the unit.
As the new renter, you’ll sign a lease directly with Avante Properties, just like any other apartment, with a typical duration of a 12-month lease. These units are often available sooner than others and may have unique pricing based on the current leaseholder.
Even though it's a re-rental, the apartment will be professionally turned over and delivered to you in like-new condition—just as we do with all our apartments.
What is an earnest deposit?
An earnest deposit is a good-faith payment to show your serious interest in renting an apartment. It holds the unit for you while your application is processed. Once approved, the earnest deposit is applied directly to your first month’s rent.
Is renter's insurance required?
Yes, renter’s insurance is required. All residents must maintain a policy with at least $100,000 in liability coverage for the duration of their lease. Proof of insurance—either a copy of the policy or the declaration page—must be provided by lease start or renewal date.
